University

Located on the south west side of Boulder Colorado, University Hill is one of the city's older neighborhoods. The neighborhood is really defined by its proximity to the University of Colorado campus, from which it gets its name, which is located across Broadway Street.

The homes in University Hill vary quite a bit in age and size. There are some rather large, newer homes on the southern edge of the neighborhood, close to Chautauqua Park. Much of the rest of the neighborhood consists

of 1940's and 50's era brick homes. The oldest homes were built in the first decade of the 20th century. The landscaping is generally quite mature and quite different from yard to yard. While there are homes with the same basic floor plan, these homes are old enough that many have been remodeled one or two times. Some homes have excellent mountain views, while others have lush, leafy canopies during the summer that obscure the mountains. Because of the great location, nice houses, and beautiful small town feel of the neighborhood, homes in this neighborhood are fairly expensive. As far as Boulder real estate goes, home prices are towards the higher end of the scale. At the high end, prices are well over a million dollars, while the low end is typically in the low $200's. Right now there are 6 properties on the market in University Hill and the average price of these homes is $1,001,333. The most expensive home is $2,300,000, while the cheapest is $415,000.

University Hill, Boulder, Colorado University Hill is ideally located to accommodate a variety of lifestyles. Easy access to both Hwy 93 and Hwy 36 make commutes to Golden or Interlocken/Denver a lot easier than from other parts of Boulder. Furthermore, bus routes to destinations all over Boulder and the Denver metro area are a short walk away. Like most of the city, there are a number of bike lanes that allow for quick access to downtown Boulder via bicycle. For recreation, Chautauqua Park is close by, as is the Boulder Creek bike and running trail. The main branch of the Boulder library is also close at hand. The Pearl street mall, and all of the pubs and restaurants along it, is a short walk away from the more northern parts of the neighborhood and an easy bicycle ride from the rest of University Hill.
